The Real Estate Market Specialist I (“RE Specialist”) is a member of the Network Real Estate department. The RE Specialist is responsible for daily decision making and task/project management to ensure that assigned projects are completed within stated timelines and updates are timely made to related systems and departments. The RE Specialist will complete assigned projects including the following: contract analysis and negotiation, uploading documents, updating systems, communicating with key stakeholders and preparing closeout packages for executive review and signature. The RE Specialist will manage Network Real Estate inbound and outbound work/documentation related to the development of multiple, Network  Real Estate projects (macro, colo, access, raw land, rooftops and relocations).  The RE Specialist is responsible for tracking project deliverables, dates and monitoring deadlines; providing regular and timely reports; and highlighting variances as they arise.  


  • Negotiate agreements, leases, access and utility easements, and amendments as necessary.
  • Coordinate execution of agreements by preparing document package, with detailed account of negotiations and business terms, for Windstream executive team.
  • Review contracts to determine ways to optimize costs and define areas of opportunity for more favorable terms for Windstream.
  • Ability to effectively negotiate and leverage knowledge of current market lease rates and lease terms.
  • Prepare collocation applications required by tower companies and manage the collocation process to real estate completion.
  • Support, record and maintain project tasks and project milestones in management tracking systems; upload documents; maintain accurate files and notes; provide timely follow-ups and reporting.
  • Work as part of a team and cross functionally with engineering, legal, risk management, project management, and sales departments.  Other duties as assigned.


  • Previous telecom industry experience preferred but not required.
  • Contract and lease interpretation and negotiation experience a plus.
  • Ability to analyze basic legal documents.
  • Ability to analyze basic accounting information.
  • Excellent knowledge of MS Office, including Word, Excel, Power Point and Outlook.
  • Ability to create maintain spreadsheets and documents.
  • Must be able to document and present work in a clear and concise manner.
  • Ability to quickly learn and utilize a variety of software and systems.
  • Excellent typing and data entry skills.
  • Highly organized and detail orientated.
  • Ability to multi-task and work in a fast paced environment.
  • Strong organizational, administrative, interpersonal, verbal and written communication skills.
  • Above average analytical skills.
  • Time management skills; must be able to meet deadlines.
  • Valid drivers’ license with reliable transportation.
  • Ability to write routine reports and correspondence. 
  • Basic math and computer skills. 
  • Advanced Microsoft Business Suite skills. 
  • Heavy experience in working with databases. 

Job Requirements

Minimum Requirements:  College degree and 3-5 years professional level experience with 0-1 year supervisory experience for supervisory roles; or 7 years professional level related experience with 0-1 year supervisory experience for supervisory roles; or an equivalent combination of education and professional level related experience required.
